About This Calculator
This home loan EMI calculator estimates your monthly repayment and shows how each payment splits into principal and interest over time. It also models prepayments (monthly extra and lump sums) and ongoing costs like property tax, home insurance, and maintenance with escalation. Use it to explore faster payoff strategies and year-wise cash outflows.
How to Use
- Enter loan amount, annual interest rate, tenure, and a start date.
- Add prepayments: a fixed monthly extra (starting after N months) and optional lump sums (as
month:amount pairs).
- Provide property value and yearly percentages for property tax and maintenance; insurance is annual.
- Switch the chart granularity between Monthly and Yearly. Hover bars to see exact values and balance; break-even markers show when principal overtakes interest and when cumulative principal exceeds cumulative interest.

Notes
- Prepayments reduce outstanding principal and shorten the loan; costs are tracked as cash outflows but do not change amortization.
